Dear Owner,

As 2009 prepares to enter into summer season, it is my pleasure to bring you the second quarter update informing you of the status of projects and events occurring at The Manhattan Club. I would like to take this opportunity to apprise you of the progress of The Manhattan Club Timeshare Association's capital improvement projects and refurbishment programs and inform you of updates of previous and upcoming Owner Events and continuing Hospitality Service training.

Status of Capital Improvement / Refurbishment Projects

The Manhattan Club Timeshare Association's Management Company, New York Urban Ownership Management, LLC, issued a progress report respecting the Capital Improvement and Refurbishment Projects as of May 29, 2009.

  • As previously described, work on the facade of the building is still ongoing. The progress reports received from the contractor indicate that the work needed to comply with Local Law 11 is completed. The Yankee Gutter/Roof Project is in progress with completion expected in August. With respect to this undertaking, the contractor is reporting directly to New York Urban Ownership Management, LLC, not The Park Central Hotel. This work will prevent potential infrastructure damage due to water leaks by repairing, updating and redesigning the building's gutter systems.

  • In our efforts to maintain our Lobby's elegant appearance, the original lobby furniture has been reupholstered and a new area rug has been purchased.

  • New uniforms have been leased through Cintas Corp. for all of the Housekeeping and Engineering Associates. This innovative program will reduce dry cleaning expenses and provide crisp clean uniforms daily.

  • The Manhattan Club upgraded its Property Management System through our provider TimeShareWare - the industry leader in the Timeshare Information Technology field. This was accomplished through the implementation of a new product "TSW Professional". This upgrade improved our overall computer management and performance through enhanced functions and features.

  • We have completed floors 12 & 14 through 25 in our Annual Owner Suite Preventive Maintenance and General Cleaning Project. This detailed enhancement of the suites includes, but is not limited to, re-grouting bathroom floors and showers, vinyl repair, painting, replacing air filters, carpet and furniture shampoo. We will start on the Penthouse Floors in August.

  • The Manhattan Club is committed to becoming more "green" i.e., more environmentally friendly. All suites are now outfitted with conservation reminder magnets or stickers on the back of all entrance doors.


Owner Services and Owner Events

Based upon specific event dates, those Owners who already have reservations are offered the opportunity to participate. The next Owner event is scheduled for July 7, 2009, the New York Mets play the LA Dodgers at Citi Field. As always, the Owner Services Managers' office is conveniently located on the 26th floor near the Owners' Lounge. Hospitality Training

The Housekeeping and Front Office Reception Departments recently participated in Hospitality Training with Bonnie H. Reiner, founder of BHR Training, Inc. This training provided the tools for our employees to create memorable moments of service and reinforced service essentials.

The Manhattan Club Smoke-Free Policy (Reminder)

On October 31, 2008, The Manhattan Club Timeshare Association Board of Directors voted unanimously to make The Manhattan Club a completely smoke-free building. This change is in response to the overwhelming feedback that we have received from both smoking and non-smoking Owners who requested that there be no smoking anywhere on the property. A non-smoking environment will help preserve the room quality, which Owners deserve.

Member Services

In January 2009, as previously mentioned, the Member Services Department began contacting wait-listed Owners and Owners whose unused annual time was about to expire. To date, this endeavor has allowed Member Services to communicate with over 1,200 Owners to determine their interest in reserving suites for available nights.

Owners Meeting (Reminder)

The Notice of the August 5th Annual Meeting has been transmitted to all Owners. Since space is limited, please contact Member Services at 1-800-532-4566 (select option 2 from the phone menu) at your earliest convenience to reserve your place for the Meeting. You will be sent a confirmation by mail.

2010 Budget Briefing (Reminder)

The 2010 budget has been transmitted to all Owners. Please refer to the Owner's website for complete letter and budget: www.tmcny.com/budget-2010/coverletter.htm

The Pajama Program

In April, Owners and Associates were invited to raise donations for The Pajama Program, delivering warm sleepwear and nurturing books to children in need. The Pajama Program, a 501(c)(3) organization, provides comfort and love in the way of new pajamas and books to needy children and children waiting for a permanent home. By providing pajamas and books we are helping to create a warm and nurturing bedtime environment for vulnerable youngsters living under difficult circumstances. Owners and Associates donated 18 sets of pajamas, 77 books and $200.00.

New Traffic Regulations in New York City

New traffic regulations are in effect around The Manhattan Club. A five-block stretch of Broadway in the Times Square area has been converted into a pedestrian mall for the rest of the year as part of a City traffic experiment. Owners and guests need to be aware of new turning lanes on Broadway and 7th Avenue. In addition, 56th street, between Broadway and 7th Avenue, has lost metered parking spots that many of our Owners have used for years. As always, when arriving at the Club, please stay with your vehicle until you have turned the keys over to the Owner Valet. There may be unannounced ticket blitzes during the City's campaign for these pedestrian malls.
